What is a Smart Building?
The Acutro interpretation of a smart building is one that can quickly and succinctly inform its asset owners or operators about its infrastructure performance. This means providing real-time data on a building’s energy efficiency and distribution, space utilisation, occupier comfort, and suggesting predictive and preventative maintenance.
When applied in Commercial Real Estate, Acutro enables the asset owner to view and demonstrate the real-time performance of their building, both individually or as a collated portfolio of infrastructure, energy, utilisation, and comfort perspective.
This adds substantial value in terms of demonstrated ESG and overall asset performance, where high scores in each of these performance measures directly relates to achieving maximum rental value and compliance.
For Local Authority and Government building assets, Acutro facilitates the ability to utilise data to measure property performance metrics. This in-turn is essential for the allocation of Capital and Operational budgets and more importantly a building’s ESG compliance, ensuring that decarbonisation policies will achieve the best return on investment.
For Industry and Critical assets, a building and the systems contained within it require the highest level of surveillance and oversight to ensure operations are not interrupted. This is true of all critical environments from heavy industry through to FMCG, healthcare and more recently data centres.
Acutro enables asset owners and operators to unlock and utilise significantly more data sources, providing greater granularity. This is then transformed through the Acutro Platform to significantly enhance the operating performance of individual buildings or a full portfolio of assets.
Maintenance is the other key aspect of asset management in a property portfolio. An entire building / property is made up of many individual assets (machines) that power the building. No matter the building requirements or technology strategy, there will always be a need for a stream intelligence platform that aggregates all data sources with monitoring and intelligence capabilities. In addition, these assets will always (at least for the next 50 years) require human interaction - humans with the correct knowledge, the correct tools, and the correct spare parts to maintain them, to ultimately maintain a building or a machine before it reaches the point of failure.
Building and machine energy efficiency is a prime area that the Acutro Platform can improve. Once sufficient data granularity around energy utilisation has been achieved, sizeable savings can be made in relatively short order. All assets and components will go through enhancement upgrades across the lifecycle of a building operation. As such, there will always be the need for an overlaying stream intelligence platform to monitor and benchmark the current optimisation versus the potential optimisations. This ensures it can achieve boosted energy efficiency without impacting comfort or asset health.
OEMs are continuously improving the design and functionality of their respective asset classes by embedding monitoring capability with additional data outputs. These will further enhance the performance of the third-party stream intelligence platform in aggregating all data sources and managing the entire asset hierarchy across the built environment.
Acutro is set to become that overarching long-term data management tool for the full life of any building asset – continuously monitoring for inefficiencies and degradation in performance.
